Our tune-up process is built around what actually fails on equipment in this part of Central Texas — not a generic checklist pulled from a manufacturer's pamphlet. We start at the thermostat, verifying calibration and cycle behavior, then move to the air handler to inspect the blower, evaporator coil, drain pan, and float switch. From there we head outside to the condenser, where we wash the coil with a coil-safe cleaner, check refrigerant pressures against the manufacturer's superheat and subcool targets, and test every electrical component — contactor, capacitors, hard-start kit if present, and the compressor's amp draw under load. We finish by measuring the temperature split across the evaporator, which should land between 16°F and 22°F on a properly charged residential split system.

A few technical realities are worth understanding before you book service. First, federal minimum efficiency for new residential AC equipment in the southern region — which includes all of Central Texas — is 15.0 SEER2 as of January 1, 2023, up from the previous 14 SEER baseline. Most homes built in Buda before 2023 have 13 or 14 SEER equipment, and a tune-up is the single most cost-effective way to keep that older system operating as close to its original rated efficiency as possible.
Second, refrigerant matters. Systems installed before roughly 2010 still use R-22, which is no longer manufactured in the U.S. and now costs several times more per pound than R-410A. If your tune-up reveals an R-22 leak, the math on repair versus replacement shifts quickly.
Third, airflow specs are non-negotiable. Manufacturers design residential systems for 400 CFM per ton of cooling capacity. A 3-ton system needs 1,200 CFM moving across the evaporator coil to perform as designed. Crushed flex duct in an attic, an undersized return, or a 1-inch filter loaded with dog hair can drop that number well below spec and cause the coil to freeze, the compressor to overheat, or both.
A thorough AC tune-up measures these things — static pressure, temperature split, amp draw, capacitor microfarads — instead of guessing at them. That's what separates a real inspection from a quick visual once-over, and it's what protects the investment you've made in your cooling system.
