We start outside at the condenser. The unit gets powered down, the disconnect pulled, and the cabinet opened so we can wash the coil from the inside out — the only way to actually move embedded debris rather than push it deeper. Capacitor microfarad readings get checked against the nameplate spec; anything more than 6% out of tolerance gets replaced before it fails. Contactor pitting, fan motor amp draw, and refrigerant pressures all get logged.
Inside, we pull the blower compartment, inspect the evaporator coil, clear the condensate trap, flush the drain line with nitrogen or a vacuum, and verify the float switch actually trips. Static pressure gets measured across the air handler — if it's above 0.8 in. wc, we know ductwork or the filter is the bottleneck, not the equipment.
"In my experience, the homes that go ten or twelve summers without a single breakdown are almost always the ones whose owners called us in March or April every year, before the heat hit," Brian says. "It's never the expensive repairs that kill an AC — it's the cheap problems that nobody caught."
We finish every visit with a written report: readings, photos, and any items worth watching before next year.
Central Texas climate puts unique demands on cooling equipment, and the specs your system was designed around matter when you're deciding how to maintain it. Most residential systems installed in Buda over the past decade are 14 to 16 SEER2 split systems running R-410A refrigerant, with a typical 3-ton condenser pulling roughly 15–18 amps under load on a 95°F day. The U.S. Department of Energy minimum efficiency standard for new AC equipment in the southern region (which includes Texas) is currently 14.3 SEER2 — but real-world efficiency drops fast when coils are dirty or refrigerant is undercharged by even half a pound.

If your system is over 12 years old and still running R-22, maintenance becomes a different conversation — that refrigerant has been phased out since 2020 and now costs several hundred dollars per pound when it can be sourced at all. At that point, replacement usually pencils out better than continued repairs.
